Construction Manager at Risk

IDEA serves as consultant during the design phase providing construction expertise such as cost control, scheduling, Value Engineering, Constructability and Life Cycle Analysis. 

When documents are sufficiently complete, IDEA solicits Competitive Sealed Proposals from Trade Contractors for the work and proposes a cost reimbursable Guaranteed Maximum Price for the construction phase. 

IDEA constructs the project as General Contractor, taking responsibility for safety, quality, cost and schedule.

Project may or may not be fast tracked whereby the Construction Phase commences before the Design Phase is complete.

Construction Manager - Agent

IDEA serves as consultant during the design phase providing construction expertise such as cost control, scheduling, Value Engineering, Constructability and Life Cycle Analysis. 

When documents are sufficiently complete, IDEA solicits Competitive Sealed Proposals from Trade Contractors for the work.  Trade Contractors are contracted directly by the Owner per IDEA’s recommendation and the construction phase budget is finalized. 

IDEA then manages the project as a representative of the Owner, holding the Trade Contractors responsible for safety, quality, cost and schedule.

Project may or may not be fast tracked whereby the Construction Phase commences before the Design Phase is complete.

Design – Build

IDEA has single source responsibility for both Design and Construction of the project. 

IDEA provides complete Design Services such as Programming, Schematic Design, Design Development, Construction Documentation and Construction Administration.  During the design phase IDEA provides construction expertise such as cost control, scheduling, Value Engineering, Constructability and Life Cycle Analysis. 

When documents are sufficiently complete, IDEA solicits Competitive Sealed Proposals from Trade Contractors for the work and proposes a cost reimbursable Guaranteed Maximum Price for the construction phase.

General Construction

IDEA may or may not provide Preconstruction Phase Services such as cost control, scheduling, Value Engineering, Constructability and Life Cycle Analysis.

When documents are sufficiently complete, IDEA solicits Competitive Sealed Proposals from Trade Contractors for the work and proposes a cost reimbursable Guaranteed Maximum Price for the construction phase.  Alternatively, a stipulated sum can be used. 

IDEA constructs the project as General Contractor, taking responsibility for safety, quality, cost and schedule.

Integrated Project Delivery (IPD)

In an integrated project, the project team is formed as close as possible in time to the project’s inception.
